Nearly nine out of 10 home buyers can't be wrong -- searching for homes online puts listings at their fingertips, speeds the home-buying process, and comes with an educational bonus.

Statistics show that 84 percent of home buyers use the internet as a significant part of the home buying process. Since there is so information made available online about homes, now when clients go to the actual home, it's just a validation process for what you've seen online.

Keep in mind that as great as the pictures may look online, they don't show everything like the houses on either side or the size of the closets or maybe even the true color of the tile in the bathroom!  And don't forget to look at the virtual tour (if the listing agent has provided one).

Along thst same line, I can't believe there are sellers out there that let their listing agents get away with not having interior photos or a virtual tour.  That sends up the ultimate red flag.  "Are they hiding something?"  "It must be a dump!"  If I had a nickel for every time I've heard these comments and others from my buyers, I'd be a rich man!

When you're using the web to search for homes, it's important to know that a lot of sites are not 100% current.  Some of the biggest and most popular sites only update every few days or even weekly.  You may find your 'dream home' online and when you check with your agent, it's already under contract.

I have a service on my website that downloads every 24 hours. It's probably the most accurate and up-to-date resource I've found.  Anything that goes on the market today or has a price change that puts it into your criteria today, will show up in your email tomorrow morning.  I'd be happy to provide more information to you at any time!

Bottom line is this; while the web is a great tool for buyers, nothing and I mean nothing will ever take the place of walking into a house and saying out loud, "This is it!"

That's what I live for and hearing that come out of a buyer's mouth STILL gives me goosebumps!
